This is a general agreement between you and Creative Concepts Investments, Inc. We would like to thank you for becoming a member with our real estate investment firm. Our member services are governed strictly by the officers on the board of Creative Concepts Investments, Inc. and do change periodically according to the financial state of the current economy.  You have chosen to become a member with Creative Concepts Investment, Inc. a Virginia based corporation operating strictly in the realm of Real Estate Investments, Remodeling Services, and New Construction.  Some of the benefits that you will receive as a member of our Corporation are as follows:  Members are able to track all their investments (even if the investor has 50+ investments with us), this information will include when they first invested, the amount of the investment, the next payout date, the full amount of your payout.  
  Members are awarded a 2% additional payout on any new investments, 1% additional commission payout on any referrals to the business, and the ability to access our exclusive properties that are for sale.  Shortly our members will also be able to access MLS listings.  Members also receive additional discounts for buying our properties by inclusion into our Closing Incentive Program.  If the investor is late we will provide information on the late payment amount and20when to expect their payment.  As a member you agree to pay the initial $14.99 set up fee and a recurring $5.99 monthly fee, which the member can cancel at anytime in their member profile. This Corporation is currently licensed by the Virginia State Corporation Commission and all Virginia Laws supersede all other state laws in legal proceedings.  For the sole purpose of this contract, Creative Concepts Investments, Inc., Creative Concepts, and CCI, Inc. are all the same entity.   As pertaining to our Basic Investment Program and Heavy Hitters Investment Program, once the investor has been paid out and receives his or her original investment and their return payout, the investor is allowed to reinvest with CCI, Inc., but is obligated to invest a minimum of at least twenty percent of their total payout amount.  As pertaining to our Interest Only Bearing Investment Program, if the investor chooses to stay opted in the program upon their twelve month period ending, they are obligated to reinvest at least ten percent above their original investment to continue for another year. Investors may not float their original investment funds for any reason for more than two years, and the ten percent rule still applies to the first year transitioning into the second year.   Investors will not be allowed to float their original investment year after year for any reason.  If investor chooses to opt out of this program upon their twelve month period ending, CCI, Inc may choose to pay out the respective investor in installments over a ninety day period. CCI, Inc. has the final decision on allowing investors to reinvest any amounts lower than these aforementioned amounts.  As pertaining to our Short Term Investment Program, investors may invest twice in one year and are encouraged to graduate to one of our higher programs.  All payouts to our investors are contingent upon real estate closings applicable to their investments.  Late payments are addressed as follows; for each day after the investor’s maturity date on his or her respective contract and the investor has not received payment, CCI, Inc. is penalized a $2.50 a day late fee payable to the investor fifteen to thirty business days after payment on existing contract has been settled.  Late payment penalties to our company are disclosed in this document in order that the investor understands that this is a real estate investment and in all investments there are innate risks.  Creative Concepts retains the right to pay the contributor early for any investment over 3 months if a closing on real estate property has transpired before the maturity date of your investment.  Creative Concepts also retains the right to pay out early if your investment has been idle for any time over 3 months with out any real estate closings applicable to your investment.  The invested member can also elect to opt-out early if their applicable real estate closing happens prior to their maturity date, this sum will be paid out on a prorated basis applicable to days of the program that you are on. CCI, Inc, is the governing authority in this decision making process.  After becoming a member, our database will be updated with your investment records within a period of 48 hours.  You will have membership benefits immediately upon becoming a member with our organization and payment has been received for the initial setup fee.  Your monthly recurring fee will be billed separately twenty four hours later.   This agreement’s effective date does not commence until funds are verified and both parties have mutually agreed to this transaction, this is done by the potential member checking the box below acknowledging his or her acceptance to our terms.  Online investments are subject to two additional days added to the time countdown of the actual investment date, to compensate for the processing period.  If the investor pays via personal check, the effective date of the program does not commence until funds have cleared our business’s bank account. The investor may choose to make direct payment to our business’s bank account, if this is the preferred method the investor will need to contact us via our online contacts page for explicit instructions on this process.
